Orientation Session
Once your profile is verified, you'll attend a one-hour online orientation session before you start working with live listings. It covers how Guardia operates, which properties are currently available in your area, and how your commission and payout process works end to end.
There's no lengthy onboarding process. You walk in with questions, you walk out ready to choose your first property.
Orientation is scheduled shortly after registration, so there's minimal wait between signing up and actually starting work.
Choosing and Working Properties from the NRI Listings Pool
Once you're past orientation, you get access to Guardia's verified NRI property listings across Andhra Pradesh and Telangana.
Here's how to work them effectively.
- Start with your own local area. Guardia matches you with properties from the regions you registered under, since local knowledge of layouts, rates, and neighborhoods is what actually closes deals faster.
- If you know an NRI owner looking to sell, refer them to Guardia. Our team completes the verification and onboarding process before the property is added to the platform.
- Every listing is pre-verified for legal standing before it reaches you, so you're not spending time on properties with hidden title issues or ongoing disputes.
- Once you pick a property to work, the process is straightforward: find your buyer, and Guardia handles the paperwork, RERA compliance, and coordination with the NRI owner from there.
RERA Number Guidance
A RERA number isn't required to register or start working as a Guardia channel partner. If you already hold one, it adds a layer of trust when you're presenting yourself to NRI owners, since RERA registration signals credibility, especially to owners who aren't physically present to verify things themselves.
If you don't have a RERA number yet, that's not a barrier to getting started. Guardia's team will walk you through what's needed and support you through the registration process whenever you're ready to apply.
Where RERA registration is legally required for a specific transaction type, such as an under-construction property sale or a compliant tenancy agreement, make sure it's in place before you submit that particular referral.
How Remote Signing Works for NRI Owners Abroad
Most NRI property owners you'll work with live outside India, commonly in the US, UK, or Australia, and can't sign documents in person. This is a routine part of working with Guardia, not an obstacle.
Guardia handles remote agreements, power of attorney documentation, and digital signing as standard practice for every applicable deal. When an owner is abroad, Guardia coordinates directly with them to get the right documents signed and verified, so the deal keeps moving regardless of time zone.
As the agent, your job stays the same: bring the buyer and close the deal. Guardia manages the distance.
