What is TDS and how does it affect NRI property owners?

TDS (Tax Deducted at Source) applies to NRI rental income under Section 195 of the Income Tax Act. Your tenant must deduct TDS at 31.2% from the first rupee of rent before payment. This is just a withholding tax, not your final liability. If your total taxable income is lower after deductions, you can claim a refund.

How can I repatriate my rental income or sale proceeds from India?

Do I need to file an income tax return in India as an NRI with property?
