Guardia started as a very personal journey.
I have lived in Australia for over 22 years. Like many NRIs, I kept sending my hard-earned money back to India to build assets—buying land, apartments, and investing for the future. The uncomfortable truth? For a long time, I didn't even clearly know where some of these properties were, what condition they were in, or how they were being managed.
From Sydney, I had no choice but to rely 100% on family or extended family. They were doing their best, but property management is not a small favour — it is a responsibility. Over time, this dependence created anxiety, hesitation, and silence. I avoided asking questions or pushing too hard. I often heard, "Neenu leena, chusukunta" (in English – I'm here, don't worry). And slowly, I lost visibility and control over assets I worked my entire life for.
When I thought about selling a property and getting the right price, a bigger question came up: Who do I really rely on?
Most online property platforms connect you directly to agents or brokers whose primary goal is to close a deal quickly. Unrealistic price, a deposit, an agreement, and I'm locked in—often without transparency, without alignment, and without someone truly representing my interest as an owner sitting overseas.
The burden often fell back on my parents & in-laws.
My ageing parents & in-laws had to travel from one end of Hyderabad to another just to visit a property, follow up with tenants, or speak to officials. What should have been a simple check became a full-day physical and mental effort for them. As a son/son-in-law living thousands of kilometres away, the question was painful but unavoidable.
