Answers to common questions on registration, commission, orientation, and the guidelines that govern how channel partners work with us
Yes. The channel partner relationship is non-exclusive, so you can keep running your own real estate business alongside it. You don't need a team or an office. What matters is that you know your area and can bring in a buyer.
Agricultural land, vacant land, residential apartments, residential independent houses, and commercial properties across Andhra Pradesh and Telangana. Every property is owned by NRIs and verified before it reaches to you.
After registering your profile will be verified within 24 hours, and orientation will be scheduled shortly after verification. There's no long onboarding queue. You register, get verified, attend a one-hour session, and you're ready to start choosing properties.
No. Every agent attends the one-hour orientation before working with live listings, regardless of experience. The orientation is not to test your selling skills; it's there to walk you through how Guardia's commission, payout, and property access process actually works.
No. Registration is free of cost; there's no subscription or platform fee. Your buyer-side commission is 100% yours, and it never passes through Guardia's accounts, the buyer pays you directly. On top of that, you get a fixed share of the seller-side commission Guardia negotiates with the NRI owner. That share is confirmed to you in writing before your first closed deal.
No, not unilaterally. The agreement states commission is 'as agreed between the Parties in writing from time to time,' and separately, no amendment or variation of the agreement is effective unless made in writing and signed by both parties. So any rate change needs your written sign-off too, it's not something Guardia can impose on you after the fact.
Guardia keeps a record of every step of a referral, including visits, negotiations, and enquiries. If a deal falls through for reasons outside your control, that history stays on file with the property owner.
The agreement doesn't set a cap. It defines your Territory (the specific locality or pin codes in Schedule 1) but places no limit on how many properties within that Territory you can work simultaneously.
Yes, you can choose properties from outside your area and add them to your favourites, add deals like the same way you do for your properties in your area.
The agreement ties commission strictly to a 'Successful Transaction,' meaning the registration of the sale deed or the execution of the lease with handover, and it's explicit that no commission is payable for a Lead that doesn't result in a 'Successful Transaction.' So if a seller withdraws before that point, there's no commission on that deal, regardless of the reason. The agreement doesn't mention any partial payout or goodwill compensation for work already done.
Every buyer you bring in must be submitted through Guardia's app or prescribed process, and Guardia determines in its discretion whether it qualifies as a 'Qualified Lead.' Commission is only payable when a transaction 'originated from a Qualified Lead duly referred by the Channel Partner through the process prescribed by Guardia,' which is what creates the paper trail tying a closed deal back to you specifically. In short, submitting through the official channel is what protects your attribution, anything handled outside that process isn't traceable back to you under this agreement.
No. A RERA number isn't required to register or start working as a channel partner.
Yes, for an under-construction property sale or a compliant tenancy agreement. Make sure it's in place before submitting that specific referral.
That is ok. All our properties are 're-sale' not new, as per current RERA compliance registration is not mandatory for re-sale.
We can only provide general guidance as part of our customer service to you. But always consult RERA for more up to date information.
Most owners who live in the US, the UK, Australia or elsewhere may not be able to appear in person for registration unless mandatory by the buyer. So Guardia handles remote agreements procedures including powers of attorney (POA), POA registration, TDS payments and coordination of parties for registration day. You bring the buyer and close the deal, Guardia manages the distance.
This depends on the country and document transportation. So to reduce the time, we plan the signing process well ahead before the registration date so there is no delay.
All our owners are 'committed' sellers meaning with a committed deposit with us. So they are keen to sell and respond promptly. That commitment is exactly why they tend to stay responsive and keen to move the deal forward, rather than going quiet mid-process.
