Channel Partner Commission
If you're a channel partner working with NRI properties in Andhra Pradesh and Telangana, here's exactly how commissions work with Guardia.

Whatever you charge your buyer, you keep it in full. Guardia earns separately from the property owner, so your buyer-side commission never passes through Guardia's accounts. The buyer pays you directly, and there's nothing deducted along the way.
Guardia negotiates the seller-side commission directly with the NRI property owner as part of onboarding their property. Once a referral closes, you get a fixed share of that seller-side commission in addition to your buyer-side earnings. This rate is confirmed in writing before your first closed deal.
Registering as a Guardia channel partner is free, and it stays free. There's no subscription and no cost to access the verified NRI property pool. The only money that moves is commission, and only after a deal closes.
Getting started takes five simple steps.
Fill a short form with your name, phone number, and the areas you work in. You're verified within 24 hours.
A one-hour session covering how Guardia works, which properties are available, and how your payout process works.
Work in your own local area or wherever you can reach buyers, using Guardia's verified NRI property list.
Bring your local knowledge and your buyer. Guardia handles the paperwork, RERA compliance, and coordination with the NRI owner directly.
The buyer pays your commission directly, and Guardia pays your fixed seller-side share once the deal is verified.
Commission lands in your registered bank account once a referral reaches its closing trigger, whether that's a completed sale registration, a signed tenancy agreement, or the start of a management or legal engagement. Guardia verifies the closure against signed documents or registration proof before releasing payment, which typically takes 5 to 7 days depending on the referral category. Every payout comes with a statement matched to your referral ID, so your records stay clean.
Agricultural Land, Vacant Land, Residential Apartment, Residential Independent House and Commercial across Andhra Pradesh and Telangana, all NRI-owned and verified.
A RERA number isn't required to register as a Guardia Channel Partner. If you don't have one yet, Guardia's team will guide you through what's needed. Where RERA registration applies to your specific referral, such as an under-construction sale or a compliant tenancy agreement, make sure it's in place before submission.
Many NRI property owners live in the US, UK, or Australia and can't sign documents in person. Guardia handles remote agreements, power of attorney, and digital signing regularly, so deals don't stall because of time zones or distance.
Guardia documents every step of a referral, including visits, negotiations, and enquiries. If a deal falls through for reasons outside your control, that work stays on record with the property owner.
Your status as a Guardia channel partner can end in any of these situations.
You choose to leave the program at any time, with no penalty and no need to explain why.
You act in a way that breaks an applicable law, regulation, or local ordinance, since Guardia can't continue a partnership that creates legal risk for owners or clients.
Guardia identifies misconduct, fraud, or platform misuse, such as false referrals, misrepresenting a property, or bypassing the commission structure entirely.
If membership ends for the second or third reason, commission still pending on active, legitimate referrals is generally honoured, since the policy is meant to prevent future misuse, not penalise real work already completed.
Every referral needs to be truthful. That means no exaggerating a property's condition, no hiding known legal disputes or title issues, and full disclosure of anything that could reasonably affect a buyer or tenant's decision, including structural problems, disputed ownership, or pending litigation. Guardia verifies every listing independently, but an honest starting point keeps the process faster for everyone involved.
By registering as a Guardia Channel Partner, you agree to comply with the terms and conditions of the Channel Partner Agreement, including your responsibilities, confidentiality obligations, commission eligibility, and code of conduct.
